Getting Around

Edwalton Fields is just off the A606 which gives you a direct route into Nottingham city centre, about five miles away. From Edwalton Fields it's only half a mile to the A52 which takes you to junction 25 of the M1, about 11 miles away. Nottingham boasts the largest public bus network in the UK and its modern tram service links up with Nottingham train station. From there services run to major UK cities including London St Pancras, Birmingham New Street, Norwich, Cardiff, Leeds and Leicester. For air travel East Midlands Airport is only 14 miles away.

A trip to the shops

Edwalton has its own local convenience store, post office and pharmacy. A Waitrose supermarket is proposed neighbouring Edwalton Fields and Asda, Tesco and Morrison's supermarkets are within three miles. Take a short trip into the city centre and you'll find a stylish mix of unique shops and leading brands. Shop in style in the domed splendour of The Exchange, a Grade II listed building and the city's first shopping centre built in 1929, now home to a series of exclusive stores. The 21st century intu Victoria Centre has more than 120 stores including John Lewis and House of Fraser and at intu Broadmarsh there's a further 55 High Street brand shops.

Taking time out

Whether you enjoy sports, fitness, history, theatre, dining, films, watersports or walking, Nottingham has it all! Close to Edwalton Fields you'll find Edwalton Golf Centre and Rushcliffe Leisure Centre. The city has a great choice of restaurants, bars and clubs and the Theatre Royal Concert Hall hosts live entertainment. Families can picnic and feed the ducks at the Victorian Embankment Park beside the River Trent, or visit Rushcliffe Country Park with 210 acres of open space ideal for dog walking, cycling, wildlife-watching or jogging.

Education

Edwalton Primary is just over a mile from Edwalton Fields and there are four other primary schools within approximately two miles. For senior pupils Rushcliffe Academy with sixth form facilities is just 1.5 miles away and The West Bridgford School with a Post-16 Centre is also within easy reach. Less than three miles away you'll find two, co-educational secondary schools. The Becket School, a Roman Catholic academy for 11 - 18-year-olds and The Nottingham Emmanuel School, a Church of England secondary. For higher education there's the Central College Nottingham and for degree courses The University of Nottingham and Nottingham Trent University.

Home Exchange† is available on our selected new build homes only, subject to contract and eligibility criteria. We reserve the right to refuse to agree to Home Exchange† of your current home and we are under no obligation to give reasons why. Home Exchange† is also subject to the terms of your Reservation Agreement with us. As a guide, your current home to be exchanged with the new home must not be worth more than 75% of the value of your chosen new home. To take advantage of this offer you must claim before reserving a property from us and before any other discount is applied. Offer may be withdrawn at any time prior to reservation. We may also require evidence of your financial ability to proceed with the purchase of a new home from us. You are not obliged to accept any offer we make for your current home. Before we make you an offer for your current home, we will instruct a minimum of two local estate agents to undertake an independent valuation based on securing a buyer within a specified selling period determined by us at the relevant time. Our consultants may also visit your current home. We will then determine our offer (at our sole discretion) which will be subject to:

• You being financially qualified by an independent mortgage advisor nominated by us to proceed with the intended purchase of your chosen new home

• Us receiving a satisfactory home buyers survey of and legal due diligence on your current home

• You legally exchanging contracts to purchase your chosen new home from us within the period specified in the Reservation Agreement

On accepting our price for your current home, you will need to pay a reservation fee and complete a Reservation Agreement to reserve your new home from us. You will also need to complete a Home Exchange† form in relation to your current home. On reservation of your chosen new home, we will organise a home buyers survey of your current home and our appointed estate agents will market your current home. You are responsible for any previous arrangements with your own estate agents appointed by you. Reservation fees may not be refunded if cancellation by you occurs once the home buyers survey has been instructed or if you do not exchange within the agreed reservation period. You may need to leave a full set of keys and agree access to your current home for accompanied viewings for potential buyers with the appointed estate agents. You agree to ensure your current home is kept clean and tidy during this period and in a presentable condition to facilitate viewings to potential purchasers. You can stay in your current home until your new home is ready and a notice to legally complete is issued by us specifying the legal completion date. The dates for exchange and completion of your purchase of the new home from us must be the same as those on selling your current home to us. This offer is not to be used in conjunction with any other offer, discount, promotion or scheme. Not applicable to second homeowners or investor purchasers. Your home may be repossessed if you do not keep up repayments on a mortgage or any other debt secured on it. Subject to individual lender terms and conditions. Smooth Move‡ is available on selected new build homes only, subject to contract and eligibility criteria. Acceptance is at our sole discretion. We reserve the right to refuse to agree to Smooth Move‡ and we are under no obligation to give reasons why. To take advantage of this offer you must make us aware before reserving a property from us and before any other discount is applied. Offer may be withdrawn at any time prior to reservation. We may also require evidence of your financial ability to proceed with the purchase of a new home from us. You are not obliged to accept any marketing price we suggest for your current home. We will instruct local estate agents to undertake independent valuations and marketing advice for your current home before we make an offer on a marketing price for your current home. The realistic offer price may be lower than an initial marketing price and is based on achieving a sale within a specified timescale fixed by us. You have the final say of the marketing price, but Smooth Move‡ will not be available if the price you wish to market your current home is higher than our offer or not in the required timescale.

You confirm and agree:

• No party is currently negotiating to purchase your current home

• No introduction has already been made by another party to a potential buyer of your current home

• Not to instruct another estate agent to sell your current home

You may need to leave a full set of keys and allow access to your current home for accompanied viewings for potential buyers with the appointed estate agents. You agree that we will determine which estate agent is instructed and the terms of that appointment. It is not guaranteed that a buyer will be found for your current home or that any buyer will be willing to pay the desired marketing price. We may continue to market the new home that you wish to purchase from us, we reserve the right to take a reservation on this home from another buyer before the sale of your current home to a third party is agreed. If your chosen new home is no longer available, an alternative new home may be offered, but there is no obligation on either party to proceed with Smooth Move‡. Any sale of your current home to a third-party buyer is at a price approved by you. A reservation fee is payable when you reserve your chosen new home. If you choose not to proceed or Smooth Move‡ is withdrawn, we will retain up to fifty percent of the reservation fee to cover reasonable administrative costs. You agree only to confirm a sale of your current home with a buyer who can achieve an exchange within the agreed reservation period and who has been financially qualified to proceed with the purchase of your current home. The dates for exchange and completion of your purchase of the new home from us must be the same as those for the sale of your current home. On the simultaneous legal completion of the sale of your current home and the purchase of your new home from us, we will pay the estate agents fees. Home Reach Flex is a new build shared ownership scheme brought to you by Heylo Housing Group.
