Life at King James' Park

Living in our new houses or apartments for sale near Newmarket means you'll have plenty of amenities on your doorstep. The spa at Bedford Lodge Hotel is the perfect spot for some R&R. Here, you can also indulge in a meal at the two AA rosette Squires Restaurant. Elsewhere, The Jockey Club Rooms are famous for their delightful afternoon teas. The town itself is home to cafes, restaurants, pubs and bars, so you won't be short of food and drink options. The National Horseracing Museum showcases the area's rich equine history and allows visitors to meet retired racehorses. Residents can seek family fun at West Stow Anglo-Saxon Village & Country Park where you can enjoy interactive exhibits and activities.

Newmarket is also known for its Yellow Brick Road, a family-friendly towpath for walkers and cyclists that helps residents get out and about. However, if you prefer something more strenuous, the local tennis clubs and Newmarket Leisure Centre are ideal. Alternatively, you can tee off at golf courses such as Links Golf Club or, once the racehorses have taken their daily exercise, you can enjoy panoramic views from the 2,500-acre Gallops.

Many locals embark on day trips to Woodditton, Dalham, Cheveley and other villages within 10 miles of our new build homes in Newmarket. These spots are ideal for anyone wanting to see more of the Cambridgeshire and Suffolk countryside as there are plenty of walking and biking trails you can follow.

Getting around

Our new houses and apartments for sale offer great transport links around Suffolk, and to cities like Cambridge. The Silicon Fen capital is 30 minutes away by car or a train from Newmarket station takes 20 minutes. Newmarket train station is an eight-minute drive or 40-minute walk from our new housing development.

Bury St Edmonds can also be reached in under 30 minutes by car or less than 20 minutes by train. This makes Hatchfield Farm a great option for commuters. And, if you want to drive to central London, you can do so in as little as one hour and 40 minutes via the M11. Cambridge City Airport is a 25-minute drive, while London's Stansted Airport is 40 minutes away in the car.

A trip to the shops

The town centre has a range of shops, many of them independents, making it a great spot for buying gifts and one-off gems. It's a scenic shopping spot, with historic buildings and landmarks, such as the Jubilee Clock, forming a picturesque backdrop. Newmarket Street Market takes place twice a week and is a centuries-old tradition. Pick up fresh groceries, street food and crafts every Tuesday and Saturday and at themed markets throughout the year. For anyone seeking high street names, The Guineas shopping centre and Studlands Shopping Park are the places to go. Alternatively, you can head to bigger shopping destinations such as Cambridge or Bury St Edmunds.

Education

There are several primary schools within five miles of our new builds, including Exning Primary School, which has been rated 'Outstanding' by Oftsed. Other primary schools like Laureate Community Academy, Paddocks Primary School and St Louis Catholic Academy are some of the closest to our Hatchfield Farm development. For secondary education, Newmarket Academy is rated 'Good' by Ofsted and is a 20-minute walk away. Meanwhile, West Suffolk College in Bury St Edmunds offers apprenticeships, as well as degree programmes accredited by the University of East Anglia. The University of Cambridge is also less than half an hour away from our new homes by car.

Smooth Move is available on selected new Bovis homes only. Acceptance is at our sole discretion. We reserve the right to refuse to agree to Smooth Move and we are under no obligation to give reasons why. We will instruct local estate agents to undertake an independent valuation and marketing advice for your current home before we make you a proposal on a marketing price for your home. The realistic sale price may be lower than an initial marketing price and is based on a sale within a specified timescale fixed by us. You have the final say at the price at which the property is marketed, but Smooth Move will not be available if the price at which you wish to market your current home is higher than we think is realistic or the timescale is too long. You must agree: 1. No party is currently negotiating to purchase your current home 2. No introduction has already been made by another party 3. Not to instruct another estate agent to sell your current home. You may need to leave a full set of keys and agree to access accompanied viewings for potential buyers with the appointed estate agents. You agree that Bovis Homes will determine which estate agent is instructed and the terms of that appointment. It is not guaranteed that a buyer will be found for your current home or that any buyer will be willing to pay the price you want. Bovis Homes may continue to market your chosen Bovis home and reserves the right to take a reservation on this home until the sale of your current home to a third party is agreed and you pay the reservation fee on your chosen Bovis home. In this case, if available, an alternative home may be offered, but there is no obligation on either party to proceed with Smooth Move. Any sale of your current home to a third-party buyer is at a price approved by you. A reservation fee is payable to Bovis Homes for the purchase of your chosen Bovis home at the agreed price, when you agree a sale on your current home. You agree only to confirm agreement of sale with a purchaser who can achieve an exchange within 35 days and who has been financially qualified to proceed with the purchase of your current home. On the simultaneous legal completion of the sale of your current home and the purchase of your new Bovis home, we will pay the estate agents fees. Please note your buyer could cancel prior to legal exchange of contracts for the sale of your current home. In this instance, Bovis Homes retains the right to cancel the purchase of your chosen home and retain the agreed proportion of the reservation fee in accordance with your reservation agreement. We reserve the right to withdraw Smooth Move if an acceptable buyer is not found within the specified period. Should we secure a purchaser for your current home on your behalf and you do not proceed to purchase a Bovis home, you may be liable to pay all Estate Agent fees. Reservation fees may vary dependent upon the location of your new Bovis home. An upfront fee of £500 is required, all of which is refundable against the reservation fee and purchase price of your new Bovis home.
