Bovis Homes to build 250 new homes in East Malling

Bovis Homes is to build 250 new homes at a location between East Malling and West Malling.

The housebuilder is to deliver the properties on 44 acres of land off London Road, to the east of West Malling, in a joint venture with Wates Developments.

A total of 150 properties will be sold, with a further 100 being provided as affordable housing for low-cost rent or shared ownership through a housing association.

Pippins Place will provide homes for the private market consisting of three, four and five-bedroom houses while the affordable homes will feature a mix of one to four-bedroom properties.

A new 23-acre public country park will be created on the south-western edge of the site which will incorporate a large play area and a further two children’s play areas will also be provided elsewhere on the development.

Planning permission for the scheme was granted by Tonbridge and Malling Borough Council in September 2022.

Brendan Evans, regional managing director, said: “Our partnership with Wates Developments will deliver a significant number of much-needed new homes to the area. Both companies have worked together to present a detailed plan which has been approved by the local authority.

“Pippins Place has been designed to create a sustainable and inclusive new neighbourhood which integrates harmoniously with its rural setting. A key feature of the development is that it will provide a country park while protecting the existing rights of way. A network of footpaths and cycleways will link the site internally and with local routes.

“This is a very exciting scheme and now that we have secured detailed planning permission, we are aiming to begin construction work early next year.”

Every home on the development will feature a solar panel on the roof, an electric vehicle charging point and a designated parking space, with a total of 460 parking spaces being provided across the site.

Brendan said: “An orchard will be planted, and large areas of trees and hedgerows will be retained on the site to provide a natural green landscape which will encourage residents to connect with nature and will help protect the local wildlife. Bird and bat boxes will be positioned throughout the development and badger and hedgehog highways will be incorporated into residential gardens where appropriate.

“We believe the impressive green credentials of this development will make it an attractive one to housebuyers and we are therefore anticipating a high level of interest when the first homes go on sale in the summer.”
