The site comprises approximately 96 hectares (237 acres) of land on the southern edge of Northampton Borough approximately 4.5 kilometres (2.8 miles) to the south of Northampton town centre. The site slopes generally from south to north, from the highest point close to the M1 Motorway.
The site is positioned in an urban edge location with a residential context; to the immediate north lies the residential neighbourhood of East Hunsbury and to the north-east is Collingtree Park. Collingtree village lies south-east of the site. Whilst the age and character of the surrounding residential development is quite varied, the area is distinctly suburban in its make up.
The masterplan includes generous areas of multi-functional public open green space, creating corridors through to the wider landscape. A significant area in the central area of the site is proposed as a Country Park for the benefit of existing and future residents who will gain greater access to public green space.
The western boundary to the site is formed by agricultural field boundaries. The southern boundary of the site is formed by the M1 motorway. The east and north of the site abut the residential roads of Windingbrook Lane and Rowtree Road respectively. Part of Collingtree Park Golf Course lies within the application boundary; the proposed development will form a new southern edge to Northampton
The site is identified by Northampton Borough Council as a preferred location for a Sustainable Urban Extension in the region of 1,000 homes under Policy N5 of the West Northamptonshire Joint Core Strategy (adopted December 2014).
In August 2016, Outline Planning Permission was granted for up to 1,000 homes; a mixed use local centre; a site for a primary school and extensive green infrastructure, including public open space on the site and a re-configuration and extension of Collingtree Park Golf Course.
The Outline Planning Permission includes a condition requiring the submission and approval of a Masterplan for the new development prior to the submission of any Reserved Matters applications. The Proposed Masterplan is shown here today and we would welcome any comments and suggestions prior to formal submission to NBC later during July 2017.
Should the Masterplan be formally approved by NBC, Bovis intends to submit a Reserved Matters application for a first phase of the development, comprising around 350-380 homes in the south-eastern part of the site, closest to Collingtreevillage.
