A guide to selling your existing home

Before deciding to put your house on the market, ask our sales manager about our Home exchange and Smooth move schemes.

If you have already appointed an estate agent, don't be afraid to chase them up and make sure they are doing their best to sell your home.

If you have not already put your house on the market, ask around for recommendations. Do not be tempted to go with the highest valuation as it may take longer to sell and you may even have to reduce your asking price.

What can you do to speed up the process?
Be prepared to negotiate. Think about the items you are prepared to leave in the property and use these to secure the price you are after - curtain poles, curtains, kitchen appliances, carpets.

Dress your home
We've all seen the programmes on the television, but the simple rules are the best.

• Tidy away clutter so it does not look as though the home lacks storage space
• Smells - baking bread and freshly brewed coffee are nice but it is sufficient to ensure no lingering odours from pets or smoke
• Ensure carpets are freshly vacuumed
• Ensure children's toys are tidied away
• Have information to hand on schools, trains and bus services if you do not already know it

And try to remember why you bought the property in the first place, it may help persuade someone else to buy it too!
