Buying a new home can be quite a unique experience as the home may only be ready shortly before you move in. Your sales manager will be on hand to guide you through the process however and the following list will give you an idea of the main milestones in the process:
Find the home of your choice
If you have no property to sell and have been assessed for a mortgage, you can proceed to reservation.
Reservation
The home of your choice is secured by the payment of a fee, typically £500.
Mortgage advice
If you have not yet found the mortgage to suit your needs, your sales manager will be able to provide you with details of an independent mortgage adviser to help you.
Conveyancing solicitor
To get the ball rolling, you will need to appoint a solicitor to act on your behalf, handling the legal aspects of the sale. Your sales manager will be able to provide conatact details of a referred solicitor if you require one.
Local searches / disbursements
These are carried out by your solicitor on your behalf and check that there is nothing untoward regarding the ground conditions in the area or anything that might adversely affect the value of your purchase.
Making choices
Depending on the build stage when you reserve, choices are available such as kitchen units, work surfaces and wall tiles; flooring options can also be discussed.
Exchange of contracts
The sale becomes binding for both parties. A deposit becomes payable.
Home demonstration
Your home is almost complete and Bovis Homes invites you to attend a demonstration of your home and how it works, where you will also be given helpful advice on how to look after it during the settling in period.
Arrange your move
Book your removals, cancel the papers, advise all parties of your new address details including utility providers, banks, building societies, insurance providers, DVLA.
Legal completion
Once monies are transferred between solicitors, you will be able to collect the keys and move in!
