Bovis Homes is actively involved with housing associations, local authorities and other similar bodies, providing quality new homes at affordable prices, either for rent or shared ownership to communities throughout the country.

We have total in-house capability to handle all aspects of each project, including major regeneration schemes. In addition to design and build, there exists the expertise to provide cross-subsidies from the development and sale of open market housing and commercial buildings.

During 2006, we exchanged legal agreements on 17 new developments, providing Bovis Homes with a good base to expand this important part of its business. Further opportunities are in the pipeline which will enable us to work in partnership with local authorities, Government and registered social landlords in fulfilling community needs whilst generating shareholder value.

Case studies

A number of projects are now successfully completed but the following case studies are examples of how Bovis Homes is working in partnership across the UK.

Horfield, Bristol

The problem:

  • A 2010 deadline to replace sub-standard housing stock
  • Thousands of out-dated homes needed replacing
  • Run down estates to be replaced with modern, new homes
  • Many families needed re-housing
  • No budget available

So where are the funds?

The key is partnership working, enabling efficient use of land, providing cross-subsidy or private finance which unlocks the solution.

The solution is the return of new, 'affordable' homes.

Horfield is a 45 acre brownfield site, four miles from Bristol city centre

  • Formerly owned by Bristol City Council, it included 620 sub-standard reinforced concrete council properties
  • The project commenced in 2003 with many homes now occupied
  • Bovis Homes purchased in excess of 21 acres of speculative housing land
  • Detailed planning permission was given for 958 properties and this successful award winning project is now entering its final stages 

Pre-fab replacment project, Bristol

Bovis Homes was successful in securing this major regeneration project on 15 sites across Bristol.

The scheme includes:

  • Demolition of sub-standard pre-fab bungalows
  • Construction of new mixed tenure communities
  • Total project is in excess of 1070 new bungalows, houses and apartments over a 5.5 year period
  • Project commenced in February 2007 and includes 330 new council properties and 740 for open market sale
  • Completion is due mid 2011

Pleck, Walsall

Bovis Homes was selected as strategic partner in June 2005 to work with Walsall Housing Group (whg).

This scheme is part of the Housing Corporation's New Partnership in Affordable Housing (NPIAH) programme with a £200 million grant budget nationally.

  • Bovis Homes is one of only four housebuilders nationally to receive Social Housing Grant through the Housing Corporation's new NPIAH programme
  • We have committed to establishing a training and employment programme for local people as part of the Pleck Regeneration 
  • Bescot Road - 39 rented units to Eco Homes 'Excellent' rating and Lifetime Homes standard
  • Old Pleck Road - 30 rented units and 155 private sale properties
  • Local stakeholders involved
  • Phased demolition commenced early 2007
  • All 69 rented units to be handed over early 2009

Coventry

One of the largest urban regeneration schemes in the Midlands, the Woodend, Deedmore, Henley Green and Manor Farm estates have suffered for some time from high levels of crime and poor quality of housing.

Bovis Homes is in a consortium with two other housebuilders which was appointed as preferred developer in September 2005.

The scheme includes:

  • Circa 3,500 units
  • 1000 units for rent
  • 150 low cost homes for private ownership
  • 2,350 private sale properties
  • New schools, leisure centre and open space
  • 10 year programme due to commence in 2009
  • £500 million turnover

Bovis Homes is working in partnership with Coventry City Council, Whitefriars Housing Group and Coventry New Deal for Communities.
